Steps to Success When Buying Your Own Home

Homeownership is still the American Dream and Karen Jones and her team are there to guide you every step of the way!

 

Step #1

The first step is to simply take action.  Without this step you will not learn what your opportunities are and this is why this first step is so vital.

  • Do you make a phone call or text?
  • Do you send an email?
  • Do you apply online?

However you reach out, just take the first step and reach out.  Let me describe the next steps to you:

Step #2:  Contact Made

You made the call, sent the email or completed the application.  The next step is for Karen to learn more about your goals and the best way to do this is with a live conversation.  This phone conversation can be scheduled if that is easier for you.  She will ensure that the information that she does have is complete enough to allow her to take her next steps, which is called the Pre-Qualification.

Step #3-  Pre-Qualification Starts

Karen will run your credit to see what information is showing on your credit report.  Credit scores are not the only items that is needed, what is being reported is also important information for her to know.

  • is the credit score where it needs to be
  • Are there any outstanding collections? 
  • Do you have Student Loans in deferment?
  • Are there any charged off debts?
  • Do you have any outstanding judgments?
  • Do you have any liens outstanding?
  • Do you pay child support?  Alimony?

Once Karen has a clear understanding of your financial picture, then she will create your buying plan.  She will be asking/confirming information about your income as well as she will also be analyzing your overall debt to income ratio.  She will explore any Down Payment Assistance programs that you may qualify for as well, as she will ensure that your Plan of Action is complete.

Step #4-    Send Your Buying Plan

Karen will send your Buying Plan to you via email.  She will also send you a text letting you know that the email has been sent.  If the email from Karen is not in your in-box, please check your SPAM folder, as sometimes she lands there since she is emailing you from a company email address.

Please take time to read over the information in the email as Karen will communicate to you her findings.  If your credit is where it needs to be to proceed, then she will share that information with you.  If your credit is not quite ready, then she will use her "what-if" tool and create a plan for you and tell you approx. how many months it will take for your plan to have success if followed.   While the "what-if" tool is not a guarantee of the results that could occur, Karen has used this tool successfully in the past many times with excellent results.

Step #5-  Follow Up Call

Karen will call you the next business day to review your Action Plan with you.  If you are ready to proceed now, then she will review your numbers to ensure that they meet your goals and then invite you to take the next step, which would be Buyer Ready Credit Approval.  This service that she offers her clients allows you to have your application reviewed and approved by an Underwriter.   Once you have Credit Approval by an Underwriter, you can shop with confidence knowing you have the loan and now just need to find that special home.

If you are working with an agent, then Karen will call them to alert them of your Credit Approval and support you during your home search process.  If you need numbers ran on a particular property you have interest in, your agent will send Karen the MLS link and she will price the loan with updated pricing, look up the Property Taxes and send you an updated Purchase Loan Analysis.  This will allow you to proceed with confidence as you now know what your numbers look like.

When you are ready to make an offer, Karen will support the effort (with your Agents' approval) by making a proactive call to the Listing Agent to inform them that you are Credit Approved by Underwriting and that you are just as strong as a cash buyer due to this Credit Approval.

If you are not ready to proceed, then the Action Plan will be reviewed with you and she will stay in contact with you with her Credit Newsletter.  Karen will be there with you at every stage of your Action Plan and she invites you to keep her posted of your progress.    You can ask questions, provide updates and stay connected to ensure your pathway to success occurs.
